The Treasurer is elected at Town Meeting to a three-year term and is accountable to the voters of the Municipality.

Responsibilities include:  keeping the Town’s financial accounts and providing regular reporting of those accounts, investing money received by the Town in partnership with the Selectboard, paying board orders drawn on Town accounts, creating and distributing annual Property Tax bills, receiving and recording Property Tax payments for the Current Tax year.

The Town Treasurer regularly interacts with the Selectboard, Listers, Auditors and Delinquent Tax Collector to ensure Town finances and budgets are properly managed according to Vermont Statute and Town Policy.

FAQ’s regarding Property Taxes

Property Tax Bills for each new fiscal year are mailed to every property owner in early August

Your Property Tax bill is calculated based on the Tax Rates approved by the Selectboard for Town and Highway, AND, the State Education Tax Rate processed by the State of Vermont.

The Town/Highway Tax Rate is calculated by dividing the Annual Town Budgets by the total Grand List.

The total Town, Highway, and Education tax rates are applied to your Property Assessment to determine the amount you owe for property tax.

We accept the following forms of payment:

  • Exact Cash (please include the payment stub from your bill)
  • Check or Money Order (please include the payment stub from your bill)                    
  • NEW Starting August 2025! Visa, Mastercard, Discover, Debit Cards – A service fee will be charged by our payment processing company for credit/debit cards:  $3.00 per transaction up to $100; 3% per transaction above $100
  • NEW Starting August 2025! Electronic Checks – A service fee of $1.50 per transaction will be charged by our payment processing company for Electronic Checks

A $20 fee will be charged for all returned tax check payments due to Insufficient Funds.

Taxes are LATE the day after the due date if they are not received as indicated below:

Mailed payments must have a clear postmark dated on or before the due date.

Payments deposited in the Town Office outside drop box must be received on or before the due date.

OnLine payments must be completed on or before the due date.

Quarterly taxes that are unpaid and late after the due date will incur a fee of 1% per month for 3 months, then 1.5% per month until paid.

Additionally, if there are ANY taxes unpaid and late after the 4th quarter due date, an 8% penalty will be assessed on all remaining unpaid current year taxes.                                                        

 

SAVE the tax bill mailed to you in August because you won’t receive quarterly reminders, and you WILL need to provide your bill directly to your:

  1. Mortgage company if they pay your taxes,
  2. Realtor and New Owner if your property is sold,
  3. Accountant or tax service for Income Tax and Homestead filing,
  4. Refinance company

Please Note:  The Vermont Supreme Court has ruled that property tax adjustment information (credit) is to be kept confidential and therefore is not public record.  The Town is unable to give out tax bills containing income-sensitive information to anyone other than the tax payer without authorization from the tax payer.

Unpaid taxes for the Current Year will be turned over to the Delinquent Tax Collector the day after the final payment is due with an additional assessment of an 8% penalty on all unpaid Current Year taxes.  At this point unpaid Current Year taxes become Delinquent.
